For landlords

Harder to let

The rules are tightening and your tenant benefits from work you pay for. Find out which of your buildings are exposed and roughly what it costs to fix them.

Which are exposed

Letting below band E is unlawful without an exemption, and band B by 2031 is the stated direction for larger privately let buildings.

The problem arrives at a lease event rather than at a deadline. A building that cannot be let has no income.

MEES and EPC: the full position

You pay, they save

Spend on lighting or insulation and the saving lands in your tenant's account. What is yours is the rating, the value and the roof.

Rating work

Protects the letting

Lighting and insulation keep the building lettable, which is your case rather than theirs.
Roof solar

Settle it early

Your asset supplying the tenant, or their project on a licence. The choice changes everything that follows.
Plant

Follows condition

Replacement usually follows the lease and the age of the kit, not the energy saving.

What moves a rating: lighting, insulation, heat pumps, solar and boilers.

Energy and carbon

If you have to report your energy and carbon each year, most of it comes out of the portfolio data you have already given us.

By building

Energy and emissions

Electricity and gas for the reporting year, converted on that year's factors.
Intensity

Per square metre

Emissions against floor area, and your own denominator if you prefer one.
Evidence

What you did

Work completed in the period, listed for your narrative.

A working document to help you prepare your disclosure. We do not check it and it is not a filing.

Sort the portfolio first

See which buildings have a problem coming before spending on the ones that do not. It costs nothing.
